This charming three-bedroom serviced accommodation is a wonderful option for those seeking South Downs cottages. This property is full of character dating all the way back to the 1700's and it still retains some of its original features.
A stay here gifts a wonderful countryside experience being situated at the bottom of the South Downs National Park. The South Downs has many great walks for keen ramblers and is home to the famous white cliffs of Beachy Head and the Seven Sisters.
With a log fire you can also look forward to those cosy evenings in with a bottle of wine and a nice meal. The property's quiet surroundings offer a great place to get stuck into some emails or urgent work.
This great location is situated just a few miles from the southern coastline, there are footpaths nearby which you can follow across the hills and greenery. Alternatively you can pack the car with food, towels and blankets and reach Eastbourne seaside in just a few minutes.
Historic South Downs cottages
This self catering accommodation is packed with with character and charm, with original oak beams can be seen throughout and a solid wooden front door greets you.
With three bedrooms upstairs to sleep up to six, with two double rooms and one twin. There are two bathrooms – a family bathroom on the first floor with a bath and shower over, plus a spacious shower room on the ground floor.
You'll love Inglenook fireplace with a wood burning stove in the lounge (just bring some logs) -imagine the toasty glow on the two sofas while catching up on your favourite show on the Smart TV.
The separate dining room has seating for six and leads through to the well-equipped kitchen, with all the facilities you’d hope for with self catering – a big range cooker, dishwasher, toaster, microwave and plates and cutlery galore.
The property comes fully furnished and fully equipped with fresh, fluffy towels and pressed, white linen provided, and for stays longer than a week a second set will be supplied.
There are great biking trails around the area and the property has a separate outbuilding where you can store your bikes overnight. The property has available roadside parking for your cars and free WiFi throughout.

What a beautiful cottage.
Real character and has all the comforts of home.
I loved the quiet cosy evenings and the courtyard garden is really quaint.
It’s a beautiful street with flint buildings, the parish church, history and character.
The house was well equipped, with enough room for a family.
The area is quiet, with very close and easy access to the Downs (for walkers, runners or anyone with dogs).
Polegate station is just down the road. The Thai restaurant next door is to be recommended.
Parking is easy.
Eastbourne itself also has a surprising amount to do. The Seafront is beautiful. The theatre has a good line-up. And the walks across the Downs are amazing. I enjoyed the Beachy Head Story, which is free and next to the Beachy Head Pub.
I’ll be back and would highly recommend Pear Tree Cottage.

The cottage is cosy, and in a lovely location.
Great place to escape and go for local countryside walks, or alternatively only a short drive to the seaside!

Beautiful cottage set in a pretty East Sussex village
Pear Tree is a beautiful, clean, comfortable and well equipped cottage.
It is set in a pretty village location ideal for accessing walking routes and the beach is also only a short drive away.
There are two friendly pubs on the doorstep offering excellent food.
We had 5 in our party and the cottage comfortably takes 6.
We all had an amazing time in Eastbourne and would definitely book the cottage again.

Pear Tree Cottage is a beautiful place to stay in a pretty village with everything that one needs for a relaxing countryside getaway.
Room enough for a family or groups of friends, within a few minutes of the local pub, Thai restaurant and beauty room, as well as only being a short walk from the South Downs.

I stayed at Pear Tree cottage over the jubilee weekend with friends.
The cottage is beautiful and the village very picturesque.
The cottage has everything you need for a relaxing few days with a well equipped kitchen, comfortable bedrooms and a little yard if you want to sit outside.
It's a short walk to one of the village pubs and is close to the south downs.
I'll definitely be back!
The most gorgeous chocolate box cottage. Spotlessly clean and much larger than it looks. Would highly recommend. Book now. You won’t be disappointed!
We had a great stay at Pear Tree Cottage, whilst waiting on our house purchase to complete. It was clean and well equipped, and communication was good and friendly throughout, even when we managed to take the keys with us when we left!
We enjoyed our stay at the cottage! The outside is so lovely! The street it was on was very peaceful with a great thai restaurant and cafe next to the cottage. Carl and Sarah, are great hosts, very friendly and always available to answer any questions! Also the neighbors in the area are so sweet and friendly and even saved our packages in the rain holding them for later!
Real nice stay. We came down to enjoy the seven Sister side and it gave us Eastbourne and Brighton at the same time we loved it!

There is a week-long minimum stay and bookings run from Friday to Friday in peak season, although flexible arrival days and short breaks may be possible out of season.
Costs include the weekly rent, a £30 booking fee and a returnable £200 security deposit. To book requires an immediate, non-refundable deposit of £200 per week booked (booking fee and a portion of the rent) and then the balance, including the security deposit, is due by no later than six weeks before your arrival. For stays of three weeks or more, you may be asked to pay a higher security deposit. The security deposit will be returned to you within 1-2 weeks of your departure, minus any deduction for damage, loss or excessive cleaning required.
The checkout time is 10am on the day of departure – a fine may be applied if you do not leave on time. Please leave the property in good order – dispose of rubbish in external bins and wash up any pots/dishes or load into the dishwasher and switch on. If the accommodation is left in an unreasonable state, requiring deep cleaning, the cost for this will be deducted from your security deposit.
Dogs are considered on a selective basis and, if approved, a supplement will apply. Please contact Exclusively Eastbourne to discuss your pet if you wish to bring them. Any pet given permission to come must not be allowed on the beds or furniture or left in the property alone. They must only use a pet bed and pet bowls that you bring with you. You will be expected to clean up after your pet and are liable for any damage it causes. Please bring a separate towel for your dog to wipe muddy / sandy paws before entering the cottage.
The property can only be used for the maximum number shown on the booking correspondence. It must not be used for improper, illegal or immoral purposes. Guests must not sub-let the property and must not change, add, move or remove any items of furniture, furnishings or structures inside or outside. Guests must not cause (nor allow any visitors to cause) any nuisance, annoyance or disturbance to neighbours, the property owner or the property owner’s agent. Strictly no smoking throughout the house.
